Site Guidelines

These are the official posting guidelines ("Site Guidelines") for Red Alert Housing ("Website", "We", "Us" or "Our") and is a part of, and an Additional Terms under, our Terms of Use Agreement. The Site provides user generated feedback on housing experiences and problems as well as supplementary information on condition and quality of the property. House ratings should only be posted by users who have lived in that house or who are currently living there. However, there is an open discussion forum (at the moment in development phase) for other users to have discussions about any property. For each house, users are limited to post one main comment.


Do

Please review the following guidelines before posting a rating and/or comment on the Site:

  1. Be honest and objective in your assessment of the property;
  2. Limit your comments to a landlord / house owner's abilities;
  3. Proof your comments before submitting. Poor spelling will not cause your rating to be removed. Also, poor spelling may result in your rating being discredited by those who read it;
  4. Refer to the "rating categories" to help you better elaborate your comments;
  5. Remember that negative comments that still offer constructive criticism are useful. Comments that bash a landlord / house owner on a personal level are not allowed on this site (and will be removed ??); and
  6. Submit helpful comments that would indicate what the landlord should do to upgrade the property and address the problem experienced.
  7. Submit helpful comments about the property such as floor condition, bugs, electricity, water problem, heating etc.

Do Not

Please review the following guidelines before posting a rating and/or comment on the Site:

  1. Use "definitive" language, (e.g., "always","never","etc.");
  2. Include any piece of information that may identify you or other students;
  3. Include any piece of identifiable information for a landlord / house owner that would allow someone to contact the landlord / house owner outside of his/her property contact. This also includes remarks about the landlord / house owner’s family and/or personal life; in short, don’t mention landlord / house owner name in reviews or commenting box, except that the information which is officially made available by landlord to advertise the property.
  4. State your opinion as fact;
  5. Post a rating if you have not lived in/at the specific house;
  6. Rate a landlord / house owner more than once for the same problem;
  7. Reference existing comments or comments that have been deleted by our moderators;
  8. Rate yourself or other landlord / house owner, if you are a in renting house business;
  9. Speak on behalf of other people; or
  10. Post hyper-links and/or URLs;
  11. Leave your Name, Initials, Pseudo Name, or any sort of identifying mark when posting. It’s all your choice but you are advised against it.

The Site reserves the right to remove any comments deemed as inappropriate, libelous, defamatory, indecent, vulgar or obscene, pornographic, sexually explicit or sexually suggestive, racially, culturally, or ethnically offensive, harmful, harassing, intimidating, threatening, hateful, objectionable, discriminatory, or abusive, or which may or may not appear to impersonate anyone else or that otherwise violate the Terms of Use Agreement.


Comments that contain the following will be REMOVED

  1. Profanity, name-calling, and/or vulgarity, derogatory remarks about religion, ethnicity or race,sexuality, gender preference, physical appearance, mental and/or physical disabilities;
  2. References to a landlord / house owner’s sex life, including sexual innuendos;
  3. Claims that a landlord / house owner shows bias for or against a student or specific group of students;
  4. Claims about a landlord / house owner’s employment status and way of life, including previous employment;
  5. Claims that a landlord / house owner engages or has engaged in illegal activities;
  6. Accusations that the landlord / house owner is rating him/herself or his/her colleagues; or
  7. A language other than English. Comments must be written in English only. French is allowed if you attend a French-Canadian school.

The "Do Not" section of these Site Guidelines will be strictly enforced and the Site reserves all rights to delete or otherwise take appropriate action regarding any violations. If you see a rating that you believe violates these Site Guidelines, please click the red flag icon next to the comment (at the moment in development phase) and state the problem. The Site’s personnel will evaluate such comments.

Please note, all the reviews on this website are user submitted and should be treated only as opinions. They are not the opinions of redalerthousing.ca or any of its affiliates. Please do not flag a rating just because you disagree with it.

The Site reserves the right to delete, provide to authorities or otherwise take appropriate action regarding comments that threaten violence or bodily harm to another user or landlord / house owner including, but not limited to, notifying the authorities of your IP address and the time you rated and taking any action as described in the Terms of User Agreement and Privacy Policy.


Landlord / House-owner feedback guidelines

Additionally, please note that the above referenced guidelines are also applicable for feedbacks posted by landlord / house owner (This feature has not been implemented yet in our system). As a reminder, please do not include any identifiable information about a student that would allow someone to contact him/her outside of his/her school/college/university. This also includes remarks about a student's family and/or personal life.


Photo uploading guidelines

The following are the official photo uploading guidelines ("Photo Uploading Guidelines") for Red Alert Housing ("Site", "we", "us" or "our") and are a part of, and are Additional Terms under, our Terms of Use Agreement. Photos should only be posted by users with a verified account and must be approved by the Site administrator in advance. All profile photos must comply with the following guidelines. Please review these guidelines before posting a profile photo on the Site:

  1. The student who has a verified account on the Site must be included in the photograph;
  2. Profile photos that contain nudity, sexually explicit poses, objects and/or signs may be considered profane and will not be accepted;
  3. All photos must be real photographs of the students. Cartoons, caricatures, sketches, pictures of celebrities, animals, etc. will not be accepted; and
  4. Copyrighted photographs will not be accepted.
  5. The Site reserves the right to remove, provide to authorities or otherwise take appropriate action regarding any profile photos deemed inappropriate, indecent, vulgar or obscene, pornographic, sexually explicit or sexually suggestive, racially, culturally, or ethnically offensive, or that otherwise violate the Terms of Use Agreement.
